With the current labor market being so tight, you should consider locating your office where you can find and retain talented team members. There is a trend for people to want to work closer to where they live, so that the conveniences of life are all within walking distance – restaurants, entertainment, public transit, parking, and more.
Location is always such a balancing act. Be mindful not only of your team members, but also your clients. Don’t pick a location that your team loves, to which your clients refuse to travel.
Picking a location that is close to highways, main streets, and an airport are all factors, depending upon your industry and business. We look at the most important needs of your business and present multiple options in the best areas suited for your specific needs.
Projected growth and future hiring needs all play into the decision of how much space you need. We look at all aspects including tech, facility amenities, and plans for expansion so that you have room to grow.
Choosing the right area
Whether you’re looking for your first office space or expanding into multiple locations, we help find which areas best suit your industry, business, and expansion needs.

Think carefully about your real growth rate. Is your company growth stable, or are you literally doubling in size every year? Although your landlord will likely offer better terms with a five -year lease, it might be better for your company to only make a three year commitment. We’ll help you navigate and negotiate the terms that make the most sense for your business.
Full Service Vs Net-Net-NEt Leases
With a full service lease your rent includes the maintenance & utilities and tenants will pay for their telephone and data connection. Janitorial is not always included.
Net-Net-Net or NNN means that in addition to your base rent, you pay a NNN amount, which includes property taxes, insurance, and maintenance and repair of the common areas. The NNN amount will change each year based on the building operating expenses. On top of these payments, you will still pay your own power, telephone, and data bills.

timing & moving
There are usually some repairs like painting or flooring that need to be done prior to moving. Make sure to leave as much time as possible when searching for a space. Plan three months for the entire process – a month for lease negotiations, and a month or two for tenant improvements to be completed.
